1. PURPOSE
This Standard Operating Procedure establishes the service expectations, cleaning standards, professionalism requirements, and quality-control procedures for commercial cleaning services provided by Local Pros Cleaning LLC.
Commercial cleaning is intended to maintain a clean, sanitary, presentable, and professional environment for employees, customers, visitors, tenants, and clients.
The specific scope, frequency, facility requirements, and approved services for each commercial account will be established in the client’s service agreement.
2. COMMERCIAL SERVICES
Local Pros Cleaning may provide commercial cleaning for:
- Professional offices
- Small businesses
- Retail spaces
- Property-management offices
- Apartment/common areas
- Churches and community facilities
- Salons and similar businesses
- Real-estate offices
- Other approved commercial facilities
Specialized facilities
Medical facilities, laboratories, industrial facilities, restaurants/commercial kitchens, schools/daycares, and facilities involving hazardous materials require separate evaluation and approval before service.
They should not automatically be accepted under the general commercial SOP.
3. GENERAL CLEANING STANDARD
Every assigned facility should be left:
- Clean
- Organized
- Presentable
- Free of visible dust and debris
- Free of fingerprints/smudges on commonly touched surfaces
- Free of accumulated trash
- Ready for normal business operations
4. COMMON AREAS & OFFICES
Surfaces
- Dust accessible horizontal surfaces
- Wipe desks and work surfaces where permitted
- Wipe tables and counters
- Clean visible fingerprints and smudges
- Dust accessible ledges and furniture
- Clean high-touch surfaces
Floors
- Vacuum carpeted areas
- Sweep hard floors
- Mop hard floors
- Clean visible spills and debris
- Attention to edges and corners
Trash
- Empty wastebaskets
- Replace liners when necessary
- Consolidate trash in designated collection areas
Do not remove personal documents, paperwork, or other items that could be mistaken for trash.
5. RESTROOMS
Restrooms receive particular attention because they significantly affect the client’s perception of cleanliness.
Toilets & Urinals
- Clean and disinfect
- Clean exterior surfaces
- Clean bases
- Clean surrounding floor
- Remove visible buildup
Sinks & Counters
- Clean and disinfect
- Clean faucets and fixtures
- Remove soap residue
- Polish fixtures when appropriate
Mirrors
Floors
- Sweep/vacuum
- Mop thoroughly
- Pay attention around toilets and corners
Supplies
When included in the service agreement:
- Refill toilet paper
- Refill paper towels
- Refill hand soap
Report low inventory when supplies are provided by the client.
6. BREAK ROOMS & KITCHEN AREAS
- Wipe countertops
- Clean tables
- Clean exterior of appliances
- Clean sink and faucet
- Remove visible food debris
- Spot-clean cabinet fronts
- Empty trash
- Sweep/vacuum
- Mop floors
Appliances
Standard commercial maintenance does not automatically include detailed interior appliance cleaning.
Interior refrigerators, ovens, microwaves, etc. should only be cleaned when specifically included in the service agreement.
7. ENTRYWAYS & HIGH-TRAFFIC AREAS
These areas should receive additional attention because they create the first impression of the business.
- Clean entrance floors
- Vacuum entry mats
- Remove visible fingerprints from doors
- Clean handles
- Dust accessible surfaces
- Remove visible debris
- Clean glass doors when included
8. HIGH-TOUCH SURFACES
As appropriate for the facility, clean frequently touched surfaces including:
- Door handles
- Light switches
- Handrails
- Countertops
- Shared tables
- Reception surfaces
- Common-area touchpoints
Disinfecting should only be performed using products appropriate for the surface and according to product labeling.
9. DUSTING
Dust accessible:
- Desks where permitted
- Tables
- Shelving
- Furniture
- Ledges
- Reception areas
- Window sills
- Other accessible surfaces included in the scope
Do not move confidential documents, sensitive materials, or personal belongings unnecessarily.
10. WINDOWS & GLASS
Routine commercial cleaning includes spot cleaning of visible fingerprints and smudges on accessible interior glass when included in the scope.
Full interior/exterior window cleaning, high windows, specialty glass, and elevated work are separate services unless specifically included.
11. FLOOR CARE
Routine Floor Maintenance
- Vacuum carpet
- Sweep hard floors
- Mop hard floors
- Spot clean spills
- Maintain edges and corners
12. SECURITY & ACCESS
Cleaners are responsible for following the client’s established access procedures.
This may include:
- Keys
- Access codes
- Lockboxes
- Security systems
- Designated entrances Upon completion:
- Confirm doors are secured
- Turn off lights when required
- Return keys/access devices appropriately
- Follow alarm procedures
- Report access problems immediately
Access codes, keys, and security information must remain confidential.
13. CHEMICAL & EQUIPMENT SAFETY
- Use products according to manufacturer instructions
- Never mix cleaning chemicals
- Use appropriate PPE when required
- Use chemicals appropriate for the surface
- Store chemicals safely
- Report spills or chemical incidents immediately
14. DAMAGE & INCIDENT REPORTING
Report immediately:
- Property damage
- Broken fixtures
- Water leaks
- Electrical hazards
- Unsafe conditions
- Chemical spills
- Missing property
- Security issues
- Other unusual conditions
15. CLIENT-SPECIFIC REQUIREMENTS
Each commercial account may have a Service Specification Sheet containing:
- Facility address
- Square footage
- Service frequency
- Areas included
- Areas excluded
- Restroom count
- Kitchen/breakroom requirements
- Flooring
- Trash requirements
- Supply responsibilities
- Access procedures
- Special instructions
- Approved add-ons
The Service Specification Sheet takes precedence over the general SOP when the two differ.
